Exit Polling

As stated before, I am the only Turn Key Provider that utilizes exit polling to determine what it is the tenants are looking for. I do not rely on Opinion's, only the facts! The only way I know how to gather facts, is to ask the very people I am marketing to, The Tenants! 

What I am able to gather from the data of over 200 interviews, is data that will stand up against any guru. Since the data is gathered at every rental showing, this means the data is constantly updating, therefore remains fresh. This removes the "guessing"out of the equation, that most "property managers" utilize. It's really simple, logic tells you that can't possibly know a market or a niche if you will, if you don't ask those that are affected by that market. This is why large corporations spend millions on doing exactly what I do, survey their customers to find out what it is they want! If it works for them, it has to work in investment properties!

I am able to determine everything a tenant desires in their next home/apartment. Again, not "MY" opinion, but actual facts, as they have stated! I have not personally rented in over 15 years, how could I possibly know what it is tenatns want? The answer to that is simple, it's impossible! Yet, every property manager would have you believe they hold the answers, REALLY? That to me is an OPINION, not a FACT!

I can tell you everything, from paint colors, preferred method of finding property to rent, Section 8 desires, how they prefer the layout of the home, what amentities ARE important to them and what ones ARE a waste of money and time. Since the data is always updating, I can monitor those changes and make them on the fly, I have done it time and time again! 

Please ask yourself this, if your investing thousands of dollars into a Single Family Home or Apartment Building, don't you want as much data as possible? If you invest in the stock market, what leads you to invest in stock with that paticular company, is it NOT information?  Additionally, if you are interested in Kansas City, as an investment location, does it make sense to invest your hard earned dollars into a company that will actually spend the dollars necessary to establish this kind of data? 

I can promise you this, the collection of this data is not cheap at all! Sure, the answering questions costs little to nothing, but creating a database that compiles that information, then ranks it by order of importance, is very expensive. I have invested over $4,000.00  to have this database created by a professional programmer. I have spent nearly $2,000.00 to sit down with a true marketing expert, to develop these questions. They are questions designed to get more than a "YES" or "NO" answer.

If I am willing to spend that much money on a database and questions, does that tell you something about me? Can you see me going the extra mile to learn it all and protect your investment?  Ask this of your current Turn Key provider, do you have any "factual" data to back up your claims? Why NOT?
