The answer has everything to do with logic and reality, more than anything. Much like any other large corporation, that will spend millions to learn what customers are looking for, the only way to accurately understand the rental market, is to ask the tenants!

I do not pretend to know it all, but the information and knowledge I have, is all because of exit polling! To date, I have conducted over 200 "interviews" if you will, of tenants, whether or not they rented from me! This gives me data that is completely debate free! These answers are from TENANTS, not so called experts in real estate management! After all, how can one know what "tenants" are actually looking for, if your NOT a tenant yourself?
