Who Am I?
My name is John Patchin, and I have been involved in Real Estate in one capacity or another for over 6 Years. I started out like most others, buying properties for my own portfolio. I purchased 15 properties within an 18 month window, starting in 2004. I successfully rented those properties and sold all of them as a Turn-Key solution to several out of state investors. I was very fortunate, as the last of my portfolio was sold off prior to the foreclosure disaster that started around 2007. I quickly realized I needed a new strategy.
In 2005 I was asked by a personal associate to locate him a good "fixerupper", so that he could begin his investing career. After approx. 3 days of searching the city, I located the perfect property and made contact with the owner of this property. After a day or so of negotiations, I managed to secure the property and sell it to my associate 7 days later, for a nice profit of $2500. I could not believe that making this amount of money, for literally 4 days of work, was even possible. At that moment I was hooked on "wholesaling".
I studied the ins and outs of wholesaling Real Estate, and worked on various ways of building buyer's list and sellers. At this point I was strictly concentrating on the Kansas City market and did quite well with just over 20 deals my first year. I worked hard to establish connections with other successful wholesaler's, and started working on banks and other avenues. After making key connections with 2 hedge funds, I realized the potential to wholesale properties on a nationwide basis, and began the task of building a nationwide list of buyers and sellers.
After launching a massive marketing campaign of over 2000 ads per month in at least 10 websites, I quickly built up a list of over 7000 "buyers".What I realized at that point was I needed to recognize the word "buyers" as more of prospectors instead of the correct definition of "buyers". Nevertheless I was able to complete over 200 successful transactions in 3 years, and meet some very influential professionals in the Real Estate Industry.
My status with some of the nation's leading REO liquidation companies and some of the leading Hedge funds involved in the liquidation of REO assets are as follows: Elite Level 3 Buyer with access to over 700 properties per month (Top 5 Liquidator in the Country with over 150MM in purchased REO's). Premium Buyer with 2 Hedge Funds with over 5000 REO's purchased quartely.
In 2009, I was asked by one of my Hedge Funds if I was interested in the Kansas City market, my answer of course, was YES! My source at the Fund sent over some 40 properties in the KC market and my draw literally dropped open. These properties were located in some of our cities most desirable neighborhood's. This was the birth of "Turn Key Kansas City"!! I visited each and every property on the list, and made an offer on 25 of them, with the idea of launching a never before attempted by anyone, the most aggressive pricing of Turn Key Homes in the great rental market of Kansas City! Unfortunately, I could not get together on pricing for these 25 Homes, and was only able to secure 7of them, I quickly wholesaled those properties and set my sights on this new program.
This was an easy transition into this type of program, due to my background in construction as a licensed master plumber for nearly 16 years. During my 6 year career in Real Estate, I have renovated or been General Contractor on over 75 renovations of properties. I have been witness to over 50 Section 8 inspections and have conducted over 100 interviews of tenants, both Section 8 and Open Market. This knowledge (though obviously was not aware of it at the time) would allow me to gain an advantage over renovating homes through the eyes of the tenant, and allowing the investor to benefit from what I term as"The Renovation". What developed out of this was a standard renovation procedure of all properties, that will maximize the profits of our clients, and keep tenants coming back for more.
